Option 1: Full House (4 bedrooms, 2.5 baths). Accommodates up to 8 guests comfortably. Need room for 1-2 additional guests in a pack-n-play or an air mattress? We can accommodate up to 10 for an additional fee. Perfect for family reunions, girls’ weekends, or intimate gatherings with friends.
Option 2: First Floor Suite (1 bedroom, 1.5 baths). A private, self-contained space ideal for couples, solo travelers, or those seeking a peaceful retreat. Perfect for romantic getaways, work retreats, or a quiet escape to wine country. Accommodates up to 2 guests comfortably. Need room for 1-2 additional guests sleeping in a pack-n-play or an air mattress? We can accommodate up to 4 for an extra fee.
Both options include full access to our heated pool, year-round hot tub, chef’s kitchen, and stunning mountain views.
Sunset Farm Stay offers two flexible booking options depending on your group size and needs:
The Entire House (4 bedrooms, 2.5 baths). Book the full property for up to 8 guests (or up to 10 with additional guests for a fee). You’ll have exclusive use of all four bedrooms, multiple living spaces, and the entire home. Ideal for families, friend groups, bachelorette parties, or special celebrations.
The Private First Floor Suite (1 bedroom, 1.5 baths). Prefer a more intimate stay? Book just the self-contained first-floor suite, perfect for couples or solo travelers. You’ll enjoy all first-floor living spaces, including the gourmet kitchen, office, living area, bedroom with fireplace, sitting room, and en suite bathroom – plus full access to all outdoor amenities (heated pool, hot tub, gardens, and patios).

These are two separate listings that cannot be booked simultaneously – you’ll have the space entirely to yourself!
The Full House rental (“Entire Farm Stay”) features 4 bedrooms and 2.5 bathrooms, comfortably sleeping up to 8 guests:

If you’re booking the Private First Floor Suite option (“Romantic Stay”), you’ll have access to 1 bedroom (adjustable queen) and 1.5 bathrooms (the en suite full bath and half bath).

No, Sunset Farm Stay does not accommodate pets for two important reasons:
First, we maintain an allergen-free environment for guests with sensitivities.
Second, our 10-acre property is home to Virginia’s native wildlife – including deer, rabbits, groundhogs, foxes, a variety of birds, and occasionally black bears. Without fenced areas, we cannot ensure the safety of visiting pets who might encounter these wild neighbors (and sometimes our neighbor’s wandering cows!).
We appreciate your understanding as we prioritize both guest comfort and pet safety.
Sunset Farm Stay’s 10 acres are carefully managed to support abundant biodiversity. Here’s what makes our property a nature lover’s paradise:
Open Hayfields (7 acres): Our neighbor actively farms the majority of the property for hay. If you’re here on haying day, you’ll witness the fascinating process of cutting, winnowing, baling, and hauling. Field margins burst with wildflowers attracting bees and butterflies, while hedgerows provide shelter for birds, fawns, rabbits, and other wildlife.
The Fruit Orchard (1.5 acres): Stroll through our no-spray orchard featuring approximately 40 fruit trees – apples, pears, peaches, mulberries, figs, cherries, and apricots. This haven attracts pollinators, birds, and beneficial insects.
Gardens & Lawns (1.5 acres): Our gardens showcase native and exotic flowering plants that support hummingbirds, butterflies, bees, and other pollinators – especially vibrant around the pool area. Listen for the evening frog chorus in late spring and summer! The vegetable and herb garden offers seasonal produce for your use. Expansive lawns are perfect for outdoor games (equipment provided), barefoot strolls, or simply enjoying the mountain views.
Wildlife You Might Encounter: Deer, rabbits, groundhogs, foxes, frogs, numerous bird species (including migrating raptors), butterflies, dragonflies, and occasionally black bears. Our pollinator gardens are particularly magical with dancing butterflies and busy hummingbirds.
Bird enthusiasts are in for a treat! Sunset Farm Stay sits along the eastern bird migration route with spectacular 180-degree views of the Blue Ridge Mountains.
Migration Hotspot: Just 20 minutes away, Afton Mountain offers front-row seats to the spring and fall hawk migration – a breathtaking spectacle. Right on our road, birders gather to watch migrating flocks move through the hedgerows. But you don’t need to leave the property! Our Standards: We use eco-friendly, low-impact cleaning products as part of our commitment to sustainability and guest health. Many guests comment on how clean and fresh the property is upon arrival.
Guest Responsibilities: We ask that you leave the property in reasonable condition:
- Run the dishwasher or wash dishes
- Take out trash to the designated bins
- Leave the beds; hang up wet towels. Starting a load of towels in the washer would be much appreciated!
- Report any damages or issues
The cleaning fee ensures the property is spotless, safe, and ready for your arrival so you can start relaxing immediately!
A “management fee” was included in your rental ($50 + platform fee) as an accidental damage waiver that covers up to $500 in minor, unintentional damage. This protects you from unexpected charges if small accidents happen during your stay. Just let us know if anything breaks or gets damaged – we understand that accidents happen! It just lets us know if we need to replace something or use special cleaning supplies.
